If you’re buying a home in Delaware, the most important document you’ll sign is the Agreement of Sale between you and the current owner. A carefully drafted Agreement of Sale helps avoid many of the disputes that can come up in the purchase and sale of a house. Although Agreements of Sale are typically prepared by trained and experienced real estate agents, our firm is available to review this document before you sign it, and to make recommendations if we feel revisions should be made for your benefit. If you’re buying a “for sale by owner” house, you most definitely should have the Agreement of Sale prepared or reviewed by an attorney who is looking out for your best interests.
Once the Agreement of Sale has been signed, there’s no need to wait until your mortgage is approved to contact an attorney who will handle your settlement. The earlier our firm becomes involved, the more we can do to help insure a smooth settlement for you.
We will order the title search and the survey early on, and if there are any issues, we’ll work diligently to get them resolved in time for your settlement. And, we will keep you informed of our progress so you’ll know what’s happening at all times.
Once you receive the good faith estimate from your lender, we stand ready to review it for you and provide you with more accurate figures so you’ll have a better idea of how much money will be needed at settlement.
